WHY SHOULD I WORK WITH A REALTOR?

Most buyers today are choosing to work with an Exclusive Buyer's Agent who will represent their interest through the entire process. As Exclusive Buyer's Agents, we

  • work exclusively for the you through every step in the buying process.
  • do the research to help you understand the current market place.
  • actively network with other agents to find homes that may not be on the MLS.
  • complete a CMA on the home you are thinking of buying to arrive at a fair price to offer the seller. 
  • negotiate exclusively for you, present offers in person, and handle all of the details that need attention on a daily basis.

WHEN SHOULD I GET A MORTGAGE?

Getting a pre-approved mortgage is a great way to get started. A pre-approved mortgage means you not only look good on paper, but the lender has underwritten (or guaranteed) the mortgage. With a pre-approved mortgage, you will be in a better position to negotiate with sellers. You will also be able to close on a property quicker than other buyers. This shows the seller how serious you are about the property, and it will make the seller more comfortable working with you. In a "seller's market," or where supplies are limited, a pre-approved mortgage is essential.

If you are a current home owner, a phone call to your loan officer will probably all that is necessary.

If you are a first time buyer, we recommend that you register for one of our Home Buying Seminars or request a Buyer's Consultation weeks or even months before beginning your search for your Dream Home. We can help you position yourself to qualify for the best mortgage rates possible and help you determine the mortgage that is right for you. 

WHAT DO I NEED?

An underwriting decision is possible through our loan officers within 24 hours if the following information is brought to the application:

  • 1 year W-2s
  • Paystubs covering the last 30 days
  • Last 2 months bank statements (all accounts)
  • Loans (including Mortgage): Lender's name, address, account number
  • Charge cards: account number, minimum payment, balance
  • Tax Returns: may be requested if commissioned or self-employed
